2. Booking & Cancellation Policy
By placing a booking you are automatically agreeing to the following terms. Full refund for cancellations up to N days before check-in. No refund after that. N varies per apartment and will be clearly shown at the booking stage.

Before you confirm your booking, please make sure that the apartment you chose is in the location you wish. On this website we have apartments and houses both in Valletta and Bormla (The Three Cities). They are different locations. After booking, our cancellation policy will be activated so kindly double-check this before booking.
Failure to adhere to these rules and notices may result in remedial measures and additional fees:
- Standard check-in time is 3pm onwards, and check-out time is before 11am.
- Observe quiet hours at least from 11pm till 7am.
- Events, gatherings and parties are not allowed.
- No unregistered guests or visitors allowed.
- Pets are not allowed.
- Smoking, vaping, e‑cigarettes are not allowed.
- Commercial photography and filming are not allowed.
- No eating or drinking on beds or sofas. Please enjoy your meal on the dining table.
- Garbage and recycling days are highlighted on the premises. Failure to comply with days when the right bag is to be taken out shall result in Local Council fines up to Eur150 each time.
- It is the responsibility of guests to keep any young children away from dangers such as balconies, window sills and stairs.
- Any breakages should be immediately reported to the owners. Costs shall be billed to guests and reported to the relevant booking platform.
- No towels with sand should be placed inside washing machines. Towels and linen must not be used to wipe off make-up or sun cream or for the beach. Beach towels can be rented at Eur10 if reserved a week before your check-in.
- Make sure to turn off the lights, air conditioning, and any electronics when you leave the house. Don’t forget to close the windows and lock the door.
- Before you checkout: wash the dishes, ensure that you have taken care of garbage disposal, left the place tidy and switched off the AC and water heater.
- Host may have a common area space where guests may be allowed to keep their luggage before check-in or after check-out. Such spaces are situated behind closed doors armed with access codes as well as external CCTV cameras. Nevertheless, personal belongings remain totally the responsibility of the guest. Make sure to place your luggage neatly on the side of the common area without blocking the passageway. These spaces are only available upon advance request.
- Please use the contact numbers given to you prior to check-in in case anything goes wrong during your stay.
- We usually provide just enough consumables to get the guests started out with their stay, without them having to run around on the first day to obtain them from the shops. From then on consumables can be obtained at the guest’s convenience from the shops nearby.
- One set of towels and bed linen is provided. Guests have a washer dryer available to keep these and their garments clean.
- The Host shall not be liable for any interruption, delay or disruption of guests’ stay resulting from events beyond its control—including force majeure, third-party actions, or other unforeseen circumstances.
- There is an additional charge imposed by local government (Eco tax). Adults only are to be charged Eur1.50c per person per night, capped at a maximum of €22.50c per stay. Payment is be deposited in cash by guests at the property.
- For safety and security, third-party services (e.g., private chefs, photographers, therapists, etc) are not permitted on the premises without prior written host approval. This includes services booked via Airbnb Experiences & Services.
- Guests need to be 22 years or older by the date of booking. In case of instant bookings by guests of a younger age, this would constitute a breach of reservation terms and would require Airbnb’s review and outcome.
- No undeclared overnight guests. For reasons of safety and security procedures, guests are to observe occupancy disclosure requirements.
